Divide rd Increased use and enjoy- ment of outdoor working and leisure areas can be accomp- lished with a deck and screen of western wood that partitions a yard and garden. The screen will divide the lot into outdoor living space, gar- den work plots, a driveway or other areas that fit the family's lifestyle or leisure preferences. A six-foot tall, L-shaped screen of 2x2s, nailed on edge to 2x4 stringers on 4x4 posts, sets off part of the yard for leisure use. The vertical 2x2s are spac- ed an inch apart to make the screen less obtrusive. A rectangular deck of 2x4s laid flat is built into the L of the screen, and a bench seat of 2x4s with legs of 4x4s completes the outdoor room. Behind the screen, there can be space for cutting beds, com- post pile and storage for gar- den supplies and equipment. Substitute Hedge A long, low planter box'of western wood can act,,as a sub- stitute hedge under a window or at the edge of a porch or deck. Grade Changes Imperil Trees Care should be taken when raising or lowering the grade around large trees to minimize damage to large or small feeder roots. When surrounding ground is excavated, retaining walls of treated 2x8-inch western wood will maintain the level sur- rounding the tree, and a flat cap can be added for a bench. Raising the grade around trees will cut off some air and nutrients, damaging the roots. A tree well, decked over with 2x4s to match the new grade, will avoid covering the roots and shocking the tree's system. Banquettes Offer Seating, Storage An efficient way to gain both storage and extra seating in a family room or basement "rec" room is the addition of ban- quettes. Simply framed with 2x4-inch western wood, these up- holstered benches along a wall can be fitted with lift-up seats for storage of play equipment, party supplies, out-of-season clothing and many other items. Shopping for lumber calls for more awareness today than in years gone by. Prices on all building materials are higher, and that's a real incentive for careful buying. Two basic keys to prevent overspending for lumber: l) Buy the lowest grade and the lowest-priced species that will do the job, and 2) Buy the smallest amount possible, and that requires accurate measur- ing of needs. Where lumber is to be used for framing and must bear loads in floors, roofs or the walls that carry them, it must meet varied minimums• of strength• Building codes now cover almost all localities. The reasonably skilled home handyman can build a new room, carport or garage, shed or barn, but he has to follow the same rules of safe construction as the professional builder. This applies to outdoor decks also. Decide Spans First There's plenty of help close by. You can hire a designer -- the fee will be worth it. You can enlist the aid of a knowledge- able lumber dealer, or you can study span tables and other data and specify materials yourself. First, you must determine the rafter and joist spans you want. Then check from the printed tables what sizes of lumber are required. Species make a dif- ference; the nine western species and groupings have dif- ferent allowable spans, and they differ in price. Grade stamps on framing lumber are guides to its cap- abilities. They show the grade, species, moisture content and identifying number of the pro- ducing mill. Grade names seem complex, but they can be sorted out. For wall framing, a grade called simply Stud has largely replac- ed Construction, Standard and Utility grades for studs. If so, you are making a costly mistake. That's right, even if interest rates do decrease in the near future, you probably will end up losing money. Let's look at a few economic facts of life. age, partitions, fences and the like -- and is much lower in cost. The official span tables will show the grade and size needed for any struc- tural use. Another symbol on the grade stamps reads "S-DRY" or '%- GRN" to indicate whether the lumber was dry or green (un- seasoned) when surfaced. Lumber stamped S-GRN is surfaced to a larger net size to allow for shrinkage as it dries in use. End-Splicing OK Home sale prices have increased from a median of $18,000 in 1963 to more than $36,000 today. And the spiraling cost of land, materials, labor and financing will continue to force up the price of homes in the years ahead. Therefore, each day of delay in the purchase of a home results in bigger down payments and higher monthly mortgage payments, regardless of any hoped-for drop in interest rates. Sylvia Porter, the syndicated newspaper columnist, explains the situation this way: - If you are looking at a $36,000 home, with a 10% down payment of $3,600, the same home a year from now will probably increase in value by 10% and cost you $39,960. Immediately you have saved $360. - If you compute the monthly payment on a 25-year mortgage for the house this year at 91/2%, you pay $283.16. Now if you wait a year and if the mortgage rate drops a full percentage point to 8V:%, you will pay $286.98 per month or $3.82 per month more. In one year that's $45.84. Over 25 years that comes to $1,146. - If you add the $1,146 saved on your monthly payments to the $360 saved on the initial down payment, you come up with a total of $1,506 saved over the term of the mortgage. In other words, unless there is a steep decline in interest rates and unless there is a drastic reduction in the price of housing, there is no way you can save money by waiting to buy. And there are other advantages to buying now. Consider the federal and state income tax deductions you can claim on your mortgage interest payments, real estate taxes, and maintenance and repair costs. These deductions can save you hundreds of dollars at the end of the year. So, despite the current unfavorable economic conditions facing this nation, buying a home today is about the safest and best investment a consumer can make. End-spliced lumber is com- ing into wider use. These pieces are certified as adequate for any use allowed for the grade stamped on them, states the Western Wood Products Association, largest U.S. lumber agency.
