their prod. ucts for only 90 days after delivery. Some companies have one-year
warranties, which is required if you finance the home with a VA or FHA loan.
PACKAGE PRICE. The following costs should be looked for, aside from the
sticker price listed on the. home: skirting and steps with handrails, air
conditioning, washer and dryer, garbage disposal and dishwasher, and storm
windows. Two more things to check on: Is delivery to the site included in
purchase price? What utilities, if any, are included in park rental fees? Are you
paying a substantial amount for the furniture inside the mobile home, and if so,
is it going to last as long as it will take to pay for it?
FINANCING. Though most mobile homes are financed through an
installment loan, it may be possible to finance with a conventional mortgage
loan. Such factors as amount of down payment, whether you own the land the
home is on, and size of the home will help determine what type of Dan you get.
Banks, savings and loans, and finance companies all offer installment loans, with
typical down payments of 12 and 13 percent. Annual percentage rate (APR), or
interest, varies widely, but 11.68 percent per year is common. Most credit unions'
rates on mobile homes range from 11.01 to 12 percent APR, typically for 6 to
I0 years. Mason County Credit Union currently offers two rates: new mobiles
with 25% down at 10.8% APR up to 120 months, and used mobiles with 20%
down at 12% APR up to 96 months.
To summarize, if a mobile home appears to be the solution to your housing
needs, shop for it carefully - check warranty, package price, and shop for
financing.
Answer:
Many people have antiques, jewelry of unusual
designs, heirlooms, etc., which for many reasons
cannot be marked for identification purposes. It is
recommended that, in addition to a written
description, a color picture be taken of it and in the
case of jewelry, the number, size, color, cut and
type of stone be noted.
