I. NOTICE IS HEREBY GIVEN to the Grant-
ees, Troy R. Armfield and Stephanie A. Armfield
that the Grantor herein, Hood Canal Trustees,
Inc., the undersigned Trustee, will on the20th
day of December, 2019, at the hour of 10:00
AM. at the Mason County Courthouse at 419
N 4th St., in the City of Shelton, State of Wash—
ington, sell at public auction to the highest and
best bidder, payable at the time of sale, the fol-
lowing described real property, situated in the
County of Mason, State of Washington, to wit:
Lot 1 of Oak Park No. 4, as recorded in Volume
9 of Plats, pages 164-165, records of Mason
County, Washington; Parcel No. 32006-52-
00001; which is subject to that certain deed of
trust dated December 18, 2013, and recorded
January 27, 2014, under Auditor's File No.
2020365, records of Mason County, Wash-
ington, from Troy R. Armfield and Stephanie
A. Armfield, as Grantors, to Contract Equities,
lite, as Trustee (Hood Canal Trustees, Inc, is
Successor Trustee), to secure an obligation in
favor of Frank J. Putzel and Gail S. Putzel, Trust-
ees of the Frank J. Putzer and Gail Putzel
Revocable Trust dated March 14, 2000, Benefi-
ciaries. II. No action commenced by the Benefi-
ciaries of the Deed of Trust is now pending to
c seek satisfaction of the obligation in any oeurt
by reason of default of the Borrower or Grantor
on the Deed of Trust on the obligation secured
by the Deed of Trust. Ill. The defaults for which
this foreclosure are made are as follows: failure
to pay when due the following amounts, which
are now in arrears: unpaid arrearages from
prior bankruptcy, $6,445.62, principal payment
due 1/10/19, $38,926.18, interest to 8/15/19,
$12,626.25, late fees $750.00, property tax
reimbursements, $3,269.95, total $62,018.00.
Other defaults are as follows: failure to pay
2nd half 2018 and 1st half 2019 property tax,
current amount due is $3,113.06. IV. The sum
owing on the obligation secured by.the Deed
of Trust is: principal $38,926.18, together with

interest as provided in the note or other instru-
ment secured from the 23rd day of March,
2018, and such other accrued interest, costs
and fees as are due under the note or other
instrument secured, and as are provided by
statute. V. The above-described real property
will be sold to satisfy the expense of sale and
the obligation secured by the Deed of Trust
as provided by statute. The sale will be made
without warranty, express or implied, regarding
title, possession, or encumbrances on the 20th
day of December, 2019. The defaults referred
to in paragraph lll must be cured by the 9th day
of December, 2019 (11 days before the sale
date), to cause a discontinuance of the sale.
The sale will be discontinued and terminated it,
at any time on or before the 9th day of Decem-
.ber, 2019 (11 days before the sale date), the
defaults as set forth in paragraph III are cured,
any other amounts in default at that time are
paid, and the attorney's and Trustee’s fees and
costs are paid. The sale may be terminated
any time after the 9th day of December, 2019
(11 days before the sale date), and before the
sale by the Borrower, Grantor on the Deed of
Trust, any Guarantor or the holder of any re-
corded junior lien or encumbrance paying the
entire principal and interest secured by the
Deed of Trust, plus costs, fees, and advances,
if any, made pursuant to the terms of the obliga—
tion and/or Deed of Trust, and curing all other
defaults. VI. A written notice of default was
transmitted by the Beneficiary or Trustee to the
Borrower and Grantor on the Deed of Trust at
the following address: 281 E. Fir Dr., Shelton,
WA 98584, by both first class and certified mail
on the Stst day of May, 2018, proof of which is
in the possession of the Trustee; and the Bor—
rower and Grantor on the Deed of Trust was
personally served with said written notice of
default or the written notice of the default was
posted in a conspicuous place on the real prop-
erty described in paragraph above on the 6th
day of June, 2018, and the TruStee has posses-
sion of proof of such service or posting. Vll.The
Trustee whose name and address are set forth
below will provide in writing to anyone request-
ing it, a statement of all costs and fees due at
any time prior to the sale. Vlll.The effect of the
sale will be to deprive the Grantor on the Deed
of Trust and all those who hold by, through or
under the Grantor on the Deed of Trust of all
their interest in the above-described property.
